2 Mortgage Pre-Approval
When you are pre-approved for a mortgage, you get more leverage in negotiations. We’ll help you through that aspect of the buying process and help you understand the price range in which you sit in the home search.
3 Visit Homes
Our home search capabilities go far beyond the Internet. We have the right mobile tools to help you search for your ideal home, whenever and wherever you are.
4 Identify Your Dream Home
Finding a home is NOT a selection process. It is an elimination process. Once you think you have identified the home you want, we’ll take you through all of the attributes your home has to ensure you get the ultimate value for your money.
Offers & Negotiations
5 Write Offer
Writing an offer tells a seller that you are ready to go from potential buyer to active buyer. LHP & Company can help you write and deliver this offer in a timely, official manner.
Negotiations are part of any buyer’s journey. Our company can help you and the seller to get on the same page and come to a mutually-beneficial arrangement for selling their home.
7 Counter Offer
During the buying transaction, it is perfectly normal to see offers and counter offers from both buyers and sellers. LHP & Company can mediate these transactions and make the experience fair, reasonable, easy, and amicable for all.
8 Accepted Contract
Once all parties are satisfied with offers, the actual purchase process can begin. Our oversight can be essential at the close of negotiations.
Financing & Inpsections
Home inspections are very important for any real estate deal. Problems that lie just beneath the surface can come to light, and either you or the seller can repair them to avoid cancelling your offer and starting the search process all over again.
10 Repair Requests (If Any)
Most sellers will handle repairs before they sell. However, there may be a request from them for you to pay a part. We can field those requests for you to ensure that they are fair and equitable before you contribute one cent.
11 Title Work
When you purchase a home, you want to know that the property you are investing in is free of liens and other obstructions. LHP & Company can look into all title work and ensure everything is clear for the final steps of the buying process.
An independent review of the value of the home by banks, mortgage companies, and buyers is very normal for a home purchase. We can both arrange these reviews with a reputable company and oversee it to keep things civil and honest.
Closing & Possession
13 Schedule Closing
Let LHP & Company set the closing date for you. Official legal paperwork can be signed, money can change hands between all parties, and final questions can be answered.
14 Final Walkthrough
Before the official signing date, you have the right as a buyer to walk through the home and have a final look. LHP & Company can arrange that for you.
The closing day has finally arrived! LHP & Company will be there for you to observe the signing of the legal papers, to oversee transfer of ownership, the payment of checks and monies, and the exchange of papers to make you a homeowner.
16 Take Possession
You have the keys. You can move in whenever you are ready. Congratulations! You are now living the American Dream of true homeownership.

1 Meet With Me
Our journey begins with meetings to establish rapport, wants/needs, and counseling about the selling process. You may not have sold a home in several years or this may be your ﬁrst time selling and you want assurances you will be working with a trusted advisor.
2 Agree on Selling Plan
Market conditions change over time. Agreeing on a selling plan involves reviewing market conditions and the tools available to test the market at the agreed price and condition of the home/property.
3 Stage Home
Painting and freshening decor help sell the home. Reducing clutter helps sell the home. Landscaping and ongoing cleanliness help sell the home. You cannot change the location of the home. You can change the condition.
4 Listing Paperwork
This is where you oﬃcially partner with a Realtor and brokerage company. The listing paperwork kicks oﬀ our team of professionals to legally and oﬃcially tell the world your home is for sale.
Marketing & Pricing
5 Photos Taken
The ﬁrst showing of your home is primarily done through internet websites. The number one item desired by buyers when viewing homes online are photos. Photos are critical to a successful journey.
6 Market Exposure
Agents are constantly looking for new homes to show their interested buyers. We should make every eﬀort to provide agents information and access to your home. Consumers will soon learn after agents that your home is on the market. Our Semonin systems help spread the word about your home to the world through traditional and technological tools.
After agents and consumers see your home electronically, they may want to visit the home and get a much better feel for what could be their next home. We call these visits “showings”.
8 Price Adjustments
Current market conditions determine the price buyers will want to pay. Price adjustments, usually a reduction in price, may be needed if no showings and/or oﬀers occur. Price adjustments are a NORMAL part of a seller’s journey.
Offers & Negotiations
9 Offer Presented
When an agent is working with a buyer and the buyer wants to place an oﬀer on a home, the buyer’s agent contacts the seller’s agent. The seller’s agent then contacts the home seller to present the terms and conditions of the oﬀer.
Not all buyers and sellers are thinking the same when it comes to transferring legal ownership of a home. In the end, negotiations are a NORMAL part of the seller’s journey.
11 Counter Offer
As the seller, you wait for the buyer to make the ﬁrst oﬀer. You can agree to their terms and conditions or you can counter oﬀer with your own terms and conditions. It is FAIR and REASONABLE for both sellers and buyers to counter oﬀer as they negotiate the terms of the sale.
12 Accepted Contract
At some point in the negotiation process, the buyer and seller agree with each other. This is called the accepted contract, which ends one phase of your seller’s journey and starts the ﬁnal phase.
Due Diligence & Closing
In most real estate transactions, the buyer will write in the accepted oﬀer to have a property inspected. The inspection is to protect the buyer from hidden issues that cannot be seen with the naked eye. Inspections are a NORMAL part of the seller’s journey.
After home inspections and/or appraisal reviews, you may get requests to have repairs done with the home. It is FAIR and REASONABLE for the buyer to ask that repairs be made. It is your choice to make the repairs — most sellers do.
15 Buyers Closing Process
You are waiting for the buyer’s mortgage company, title company, appraisers, agents and lawyers to go through all the due diligence, paperwork, and ﬁnal walk-thru to legally transfer the property. Further negotiations may be needed to keep your seller’s journey on track.
This is when you meet to sign the legal papers to transfer ownership and collect any money due at the closing. This is when you get to move forward towards the life you want for yourself and your family members.
